Eric Douros
Licensed Realtor & Local Cash Home Buyer, Salt Lake County
I’m the person who makes the offer, signs the contract and closes the purchase. If foreclosure is on the table, you’ll talk to me, not a call center. A phone call costs nothing, and you’ll know your options the same day.
Can I Sell My Salt Lake City House Before Foreclosure?
Yes, in most cases. In Utah you can generally sell your house at any time before the trustee’s sale, and if the sale pays off your loan, the foreclosure ends. Utah Close Fast Cash Home Buyers, owned by licensed Realtor Eric Douros, buys Salt Lake County houses for cash and as-is, sends a written cash offer the same day to 24 hours, and can close in as little as 5 days.
The catch is the math. A cash sale works best when your house is worth more than you owe, because the sale proceeds pay off the loan, back taxes and other liens first, and you keep what is left. If you owe more than the house is worth, a cash offer alone may not clear the loan, and your lender would have to approve a short sale. I’ll tell you honestly which situation you’re in when I run your numbers.
Call today, get a written cash offer today. Tell me about your Salt Lake County house at (801) 755-3865. If you already have a sale date on a Notice of Trustee’s Sale, say so on the first call. Your written offer arrives the same day to 24 hours, with no obligation to accept.
How Foreclosure Works in Utah, Step by Step
Most Utah home foreclosures are non-judicial, which means the lender’s trustee can sell the house without a court case. That makes the process move on a statutory clock, and knowing where you are on it tells you how much time you have.
- You fall behind on paymentsFederal rules generally bar a servicer from starting foreclosure until you are more than 120 days past due, with some exceptions.12 C.F.R. § 1024.41
- Pre-default noticeBefore a Notice of Default can be filed, the lender or servicer must mail a notice that gives you at least 30 days to cure the default.Utah Code § 57-1-24.3
- Notice of Default is recordedThe trustee records it with the county recorder. You have three months after recording to reinstate the loan, and the trustee must wait at least three months before giving a notice of sale.Utah Code §§ 57-1-24, 57-1-31
- Notice of Trustee’s SaleThe notice must be mailed, published in a newspaper and posted on the property at least 20 days before the sale.Utah Code §§ 57-1-25, 57-1-26
- Trustee’s saleAfter a non-judicial foreclosure sale there is no right of redemption, so your options narrow fast. The lender can also sue for a deficiency within three months of the sale.Utah Code §§ 57-1-28, 57-1-32
Put together, the earliest a sale can happen is roughly three months plus 20 days after the Notice of Default is recorded. That is a minimum, not a promise, so check the date on your own Notice of Trustee’s Sale and treat it as your deadline.

Foreclosure in Utah Right Now
ATTOM’s mid-year 2026 foreclosure report ranked Utah 10th in the nation for foreclosure rate, with 2,292 foreclosure filings in the first half of 2026, up 29.49% from a year earlier. That is a statewide figure, not a Salt Lake County number, but it is the reason I tell homeowners to act early.
Not an attorney, not legal advice: this page is general information. I’m a licensed Realtor and a cash home buyer, not an attorney. Every foreclosure is different, so talk to a Utah foreclosure attorney or a HUD-approved housing counselor about your exact deadlines before you decide.
Your Options When You’re Behind on a Salt Lake County Mortgage
A cash sale is one path, not the only one. Here is how the common options compare so you can weigh them against your own situation.
| Option | What it means | Works best when |
|---|---|---|
| Catch up (reinstate) | Pay the past-due amount within the reinstatement period. | You can come up with the money and keep making payments afterward. |
| Lender workout | Ask your servicer about a repayment plan, modification or forbearance. | Your hardship is temporary, or the payment can be made affordable. |
| List with an agent | Sell on the open market, typically with a 5% to 6% commission. | The house is in good shape and you have time to wait for a buyer’s loan to close. |
| Short sale | Sell for less than you owe, with your lender’s approval. | You owe more than the house is worth. Lender approval makes it slower. |
| Cash sale to Utah Close Fast | A written cash offer, as-is, with a closing date you choose. | You have equity or can pay off the loan, time is short, or the house needs work. |
| Let the foreclosure finish | The trustee’s sale happens. | Rarely the best choice. A completed foreclosure can stay on your credit report for years, and the lender may still sue for a deficiency. |
I won’t pretend a cash sale is always the answer. If you have months and the house is in good shape, listing may net you more. Free foreclosure help is also available through HUD-approved housing counselors (see the resources below), and I’m glad to give you a written offer to compare with whatever else you are weighing.
Sell Before the Auction: Situations We Help With in Salt Lake County
Foreclosure rarely shows up alone. It usually arrives with another hard event, and each one changes what the best next step looks like.
Inherited House Behind on Payments
If you inherited a house that has a mortgage in default, we buy it as-is. We’ll work with whoever has the legal authority to sign. See how we buy inherited property in Salt Lake County, and ask your own estate attorney about probate steps.
House Needs Major Repairs
When the roof, furnace, plumbing or foundation need work you can’t afford, listing is hard. We buy houses with deferred maintenance, water or fire damage, and belongings left behind. You don’t repair or clean anything.
Vacant House or Tired Landlord
A vacant house or a rental with problem tenants can push an owner behind fast. We buy vacant houses and tenant-occupied rentals in Salt Lake County.
Job Loss or Income Drop
If the income that paid the mortgage is gone, selling before the trustee’s sale lets you pay off the loan and keep any equity, instead of letting the foreclosure finish.
Divorce
A shared house can stall while payments fall behind. A cash sale gives both sides one number and one closing date. Read about selling a house during a divorce in Salt Lake.
Liens or Back Taxes
Tax liens, HOA liens or judgments are paid from the sale proceeds at closing by the title company, as long as the numbers work. You’ll see the full payoff picture before you sign.

How Selling Your Salt Lake House Before Foreclosure Works in 3 Steps
Step 1: Call or Text and Tell Me Where You Stand
Call or text (801) 755-3865 or use the form at the top of the page. Share the address, what you owe if you know it, and any sale date on your Notice of Trustee’s Sale. Everything stays confidential.
Step 2: Get a Written Cash Offer, Same Day to 24 Hours
I review the house, your payoff and any liens, then send a written, no-obligation cash offer, usually the same day and within 24 hours. You can accept, counter or walk away.
Step 3: Pick Your Closing Date and Get Paid
Close in as little as 5 days, or later if you have time. A licensed Utah title company pays off your loan and any liens from the proceeds and pays you what is left. If your sale date is very close, I’ll tell you honestly whether the timeline works before you sign anything.
Who Is Actually Buying Your House
I’m always the actual buyer. Utah Close Fast does not assign contracts or hand your house to a third party. I buy with the intent to resell at a profit, and I say so in the purchase contract. I’m a licensed Utah Realtor with Imagine Real Estate, and I’ve been buying houses in Salt Lake County since 2015. You can verify our BBB A+ profile and read our Google reviews yourself.
Foreclosure is a stressful time to be approached by strangers, so here is how to protect yourself. We don’t charge you a fee to make an offer, and no one can guarantee they will stop your foreclosure. The Consumer Financial Protection Bureau warns that anyone who asks for payment up front or guarantees they can stop a foreclosure is not legitimate. If someone makes that promise, walk away.
I help people who are behind on their mortgage understand their options. You aren’t the first person to go through this, and there’s no shame in it. The best thing you can do right now is learn where you stand.

Have an Adjustable-Rate Mortgage? Check Your Reset Date
If your loan is an adjustable-rate mortgage (ARM), your payment can change when the fixed period ends. ICE Mortgage Technology’s October 2026 Mortgage Monitor release says roughly 150,000 ARM loans are scheduled for their first rate adjustment in 2026, about 180,000 in 2027 and another 155,000 in 2028. Those are national figures, not Utah numbers, and the release does not report foreclosure or delinquency data.
For many ARM borrowers the change is modest. Their example of a quarter-point rate move works out to a median increase of about $14 a month on existing ARMs. The big jumps are concentrated in specific groups, such as 7-year ARMs originated in 2020 that reset in 2027, where they put the median increase at about $1,066 a month, or 36%. Read the ICE Mortgage Monitor release for the details.
Check your loan paperwork or call your servicer to find your reset date and your new payment, and do it before you fall behind, not after.

Salt Lake Foreclosure Questions, Answered
How long does foreclosure take in Utah?
The earliest a trustee’s sale can happen is roughly three months plus 20 days after the Notice of Default is recorded, and a 30-day pre-default notice comes before that. Timing varies by lender, so rely on the date in your Notice of Trustee’s Sale.
Can I stop a foreclosure by selling my house?
Often, yes. If the sale closes before the trustee’s sale and the proceeds pay off the loan, the foreclosure ends. Call (801) 755-3865 with your sale date and I’ll tell you whether the timeline can work. A Utah attorney can confirm your specific deadlines.
Will I get any money from the sale?
Only if the house is worth more than the payoff plus liens, taxes and costs. If it is, you receive the difference at closing. If it isn’t, a cash offer alone may not clear the loan, and a short sale would need your lender’s approval.
How fast can you close?
In as little as 5 days, with the closing date your choice. The real timeline depends on the title work and your lender’s payoff, so give me your sale date on the first call and I’ll be straight about whether it fits.
Does selling before foreclosure protect my credit?
It can keep a completed foreclosure off your record, which generally stays on a credit report for years. Your missed payments are already reported, though, so a sale is not a credit reset. A HUD-approved counselor can explain the credit impact of each option.
What if I owe more than the house is worth?
Then a cash sale may not pay off the loan on its own. A short sale, where the lender agrees to accept less than you owe, is the usual route, and it takes lender approval. Ask your servicer and a housing counselor, and I’m happy to talk through the numbers.
Do I need to repair or clean the house first?
No. We buy Salt Lake County houses as-is, including deferred maintenance, water or fire damage and belongings left behind. You don’t clean, repair or stage anything.
Are you the buyer, or do you assign the contract?
I’m always the actual buyer. We don’t assign contracts to third parties. I buy with the intent to resell at a profit, and the contract says so. I’m a Realtor and a cash buyer, not an attorney or a lender.
